Up or Down, We Want What’s Tangible

You know those little-kid playhouses?

They’re not treehouses. They sit on the ground made out of (I’m assuming) durable plastic, with a front door and window shutters that open up to let the fresh air into their maybe 4.5 x 4.5 x 5 foot space.

You’ve no doubt seen them before. You might even have one in your backyard for your own kids or grandkids.

The reason why I bring them up is a funny meme making its way around social media right now. It has a picture of one of these playhouses with the caption: “New Jersey be like…” followed by:

I’d say that’s hysterical – and it is – but let’s face it… It’s not that far off the mark these days all over the country. All over the world, in fact.

In the meantime, the major U.S. index futures all started down again this morning. (They’ve since recovered, though who knows how the day will end.) Oil was down too despite what a hot commodity it is at the moment.

Reuters reported yesterday that:

“Colonial Pipeline began to slowly restart the nation’s largest fuel pipeline network on Wednesday after a ransomware attack shut the line, triggering fuel shortages and panic-buying in the southeastern United States.
“It will take several days for the 5,500 mile… pipeline to return to normal operations, Colonial said, even as motorists in southeastern states jammed stations seeking fuel. A return to ample supplies could take two weeks, analysts said.
“The cyberattack halted 2.5 million barrels per day of shipments of gasoline, diesel, and jet fuel last Friday after the most disruptive cyberattack ever on U.S. energy infrastructure.

Speaking of cyber stuff, cryptocurrencies fell significantly yesterday after Tesla (TSLA) founder Elon Musk said he would stop accepting Bitcoin for car purchases. As a result of one man’s tweet, the money alternative lost 13% in a single day.

The fact that something as big as Bitcoin could drop that much that fast on a single expressed opinion proves my point: that putting money into cryptocurrency is gambling. It’s not investing.

Investing is much more solid than that.

And, no. Yesterday’s (and perhaps today’s?) bear activity doesn’t change my point. There’s been too much speculation going on everywhere.

That’s why I’m sticking with REITs and my typical quality-first, valuation-second mantra. It hasn’t failed me yet.

The World According to REITs

Two more REITs announced their Q1 earnings in the last 24 hours:

Farmland Partners (FPI) reported net income of $2.5 million after deducting the same amount from legal expenses. Adjusted funds from operations (AFFO) were -$1.6 million after those litigation issues were accounted for, but it reduced debt by $20 million during the quarter and bought back 8,291 shares of Series B preferred stock at $25.82 each.
Gladstone Land (LAND) announced FFO of $0.17 per share. During the three-month period, it purchased three new farms at an initial cap rate of 4.9% and executed four lease agreements.

Then, in non-earnings related news:

Iron Mountain (IRM) agreed to sell its Intellectual Property Management business to the U.K.’s NCC Group for gross proceeds of $220 million.

Really, it was quite the busy day all around, including when it came to stock activity. Only two REITs recorded gains by the closing bell, as shown below.
