“The Upside to Inflation” and Other Missteps

Normally, CNBC is the best of the best when it comes to real estate reporting. I tip my hat to it more often than not.

But even I have to say its article the other day fell short. “The Upside to Inflation: Rising Wages” isn’t fit to publish as anything but a joke.

“Although consumers may pay more for everyday items,” it said, “it’s not all bad news as far as household income and spending goes. Companies facing a labor shortage are also paying more to get workers to walk in the door.”

But that just leads to more inflation since those companies will then charge consumers more for what they offer. There are ultimately no “little guy” or even “middle guy” winners here. Only the super-rich come out ahead, which is why Warren Buffett was able to claim it as being no big deal two months ago.

It is a big deal though. And it will wreak havoc on your finances if left unchecked.

Don’t ignore this threat. Guard your portfolio with quality REITs.

In other troubling news, the war with China that was supposed to dissipate post-Trump is ramping up. Biden signed an executive order on June 3 that prohibits U.S. companies from investing in entities with Chinese military involvement.

I’m not saying that’s the wrong move to make. But it’s nonetheless complicated, forcing FTSE Russell to delist another 20 stocks.

What’s even more troubling is the risk Odeon Capital analyst Dick Bove sees with big U.S. banks’ China connection. He told Yahoo Finance Live that the Chinese now seemingly believe “they don’t need the Western markets… to raise funds for their companies” anymore.

“And they may kick the American companies out. Or they may severely constrict what the American companies can do in… China. And if that happens, I think we’re looking at a significant one-time earnings hit to these companies.”

Here’s the thing though… most every listed American company has some connection with China at this point. So how and when and where does this end?

The World According to REITs

The problems mentioned above are far-reaching. And they don’t have any easy, instant, or all-encompassing solutions. But real estate investment trusts can keep you from feeling more of the damage than you otherwise would.

The right REITs at the right moments can, anyway. Which is why I’ll continue to share information about what REITs in general are doing.

Every little fact helps, such as the following three:

Indus Realty Trust (INDT) issued a Q2 update. Highlights include its purchase of an industrial building in Pennsylvania and another in North Carolina for a total $53.7 million. It also purchased about 14 acres of undeveloped land in Orlando, Florida, for $5.25 million – on which it plans to build two more industrial buildings. And it agreed to sell around 670 acres in Connecticut for $10.3 million.
Sunstone Hotel Investors (SHO) completed its amendments concerning its in-place unsecured debt. This action covers its $500 million revolving credit facility, as well as its $185 million in funded term loan facilities, and $205 million worth of outstanding private placement senior notes.
Whitestone REIT (WSR) acquired Lakeside Market, a 163,000 square-foot open-air shopping center in Plano, Texas. This is its ninth purchase in the Dallas-Fort Worth area.

As a bonus observation, note that Ashford Hospitality Trust (AHT) wasn’t on the Down list yesterday. In fact, it even managed to recover a bit of what it lost.

So good for AHT. Hopefully for its sake, it can keep up that momentum next week.
