Yesterday, Hawaii Governor David Ige told tourists it would be better for them not to visit due to Covid-19. But the markets weren’t concerned about any such thing, and they don’t seem to be worried this morning either.

As Reuters reported, “Wall St. Advances, Pushing S&P 500 to 50th Record High Close This Year.” And the Nasdaq closed at an all-time high too.

Not to be a downer on that kind of action, but here’s some more news that came out yesterday…

Advance Auto Parts (AAP) reported second-quarter earnings, during which the word “inflation” came up 19 times. Here’s part of what CFO Jeffrey Shepherd said on the subject:

In terms of inflation, we certainly experienced inflation throughout the P&L. And the wage inflation was higher than our expectations. Certainly, the product costs are well within our expectations. They’re a little over 2%, but just kind of stepping back, if we continue to execute our margin expansion initiatives, especially in gross margins, many of what you saw this quarter, we think that’s going to continue into the back half of the year.

And during the Q&A segment, he responded to a follow-up question with this:

When we started the year, we were estimating inflation at 1%-2%. We now think it’s going to be 2%-4%. We do know there is more inflation coming. We’re planning for that.

Meanwhile, key farming areas around the world are apparently experiencing extreme heat and droughts this summer. That’s true in the U.S. It’s true in Brazil. It’s true in Russia…

All of which will lead to higher food prices as supply just can’t meet demand.

I’d say, “When it rains, it pours.” But clearly, it’s not doing either right now, leaving us to deal with the consequences.

The World According to REIT

I mentioned in yesterday’s blog – “Black Swans vs. Black Birds” – how “Landmark Infrastructure Partners (LMRK) entered into a definitive agreement to be acquired by the private Landmark Dividend LLC.”

And I’ll admit I patted myself on the back a bit in yesterday’s Intelligent REIT Daily about predicting this level of merger and acquisition activity. 2021 M&A levels so far are up over last year. That’s no big surprise, but they’re also up over the booming economic days of 2019.

It’s almost impossible not to notice that when you’re closely following the markets. That’s why Yahoo Finance Live brought up the topic to Oppenheimer Managing Director and Chief Market Strategist John Stoltzfus.

The way that gentleman sees it, there’s more to come due to “the way the world is changing.” He specifically cited technological advances and increasing international reliance concerning supply chains in that opinion.

So, once again, stay tuned! Because even now, there’s plenty of smaller-scale deals going on, such as:

Gladstone Land (LAND) purchased 479 gross acres of farmland through triple-net lease-buyback transactions for $14.8 million. About 460 acres of that consisted of planted almonds in Kern County, California.
Armada Hoffler Properties (AHH) bought two high-volume retail centers. Overlook Village in Asheville, North Carolina, is 100% occupied and cost $28.35 million. And Greenbrier Square in Chesapeake, Virginia, is 95.4% occupied and cost $36.5 million.
Four Corners Property Trust (FCPT) acquired two Pathway Vet Alliance properties, one in Illinois and the other in Rhode Island. The combined price was $3.9 million.

Down below then, you’ll see that market enthusiasm I mentioned at the beginning of this blog on full display. The downs were just not that down comparatively speaking. And the ups?

Well, they were what they were.
