Private Island, Rental Income, and Theater Views

First things first.

Are you in the market to buy an island?

If the answer is yes, you’d better get in on this Hilton Head, South Carolina, keeper. It’s just waiting for you to call it home.

Built on a three-acre stretch of sand, the house has three bedrooms, three bathrooms… and a wraparound porch to best enjoy both the sunrise and sunset. Plus, it’s pretty famous after being featured on Netflix’s The World’s Most Amazing Vacation Rentals.

Named Old House Cay, the island property is listed at $1.935 million.

If that seems a bit out of your price range, don’t worry! You can make a lot of money renting it out while you’re gallivanting about elsewhere.

Its per-night rent on Airbnb is currently set at $624 (up from $500 before it aired on Amazing Vacation Rentals)… $130,000 last year and probably $200,000 this one.

In which case, it might be a better long-term business idea than investing in movie theaters. At least according to some opinions and interpretations of last weekend’s box office debut of Black Widow.

The pro-theater crowd will point out that it brought in $80 million in its first three days – the highest grossing amount since the shutdowns began. The anti-theater crowd, however, will retort with:

$80 million was still shy of expectations.
It made Disney (DIS) $60 million on Disney+ on the same weekend.
AMC Entertainment Holdings (AMC) wasn’t making money before the pandemic. It certainly didn’t make money during. And there’s no indication it can suddenly recover from its woes now or next year.

To sum up that opinion, theaters are good as dead. Which means their real estate investment trust (REIT) landlords and their investors are in trouble too.

The World According to REITs

Those are the two extreme positions. But there is a more middle-ground opinion as well that I’d like to share. Lightshed Partners’ Rich Greenfield made the following comments to Yahoo Finance recently:

“[Studios] don’t need the theaters as much as they used to. Do they still want theaters? Sure. Do they make money on theaters? Absolutely. It’s a good business, [and] movie theaters will be around for a very long time.
“But the leverage in the relationship is shifting [toward] the movie studio. And they’re realizing that they can generate a lot of money directly to consumer.
“This is a pretty profound moment – a big signal that direct-to-home movies… are here to stay.”

If that’s the case, then we might see something like the mall consolidation we’re in for happen with movie theaters as well.

So that’s our REIT-affecting story for today. Now onto our REIT-specific news:

Simon Property Group (SPG) signed on sports retailer SCHEELs at its Towne East Square in Wichita, Kansas, which is currently being renovated. As such, the contract begins in 2023. The full 220,000 square-foot shopping center will feature “entertainment attractions, specialty shops, and boutiques with the best brand names under one roof.”
Redwood Trust (RWT) provided a pre-earnings release update for its second quarter. The release included mentions of originating $527 million worth of business purpose loans, locking in $3.9 billion of residential loans, and adding more than $750 million worth of financing capacity to grow its operating platforms.
Digital Realty (DLR) announced a 50-50 joint venture with Brookfield Infrastructure Partners (BIP) to develop, own, and operate data centers in India.

If I was going to add a fourth development today, it would simply come in the form of a question – one related to yesterday’s second-best mover.

Has the tide finally turned for Ashford Hospitality Trust (AHT)? I know expert analysts aren’t supposed to admit something like this…

But your guess is as good as mine.
