The Re-Opening Just Keeps Looking Stronger

I got an interesting email yesterday from BMO Capital Markets’ “The BREW” list I subscribe to. It did a great job summarizing a whole lot of complex information, and I’m more than happy to share chunks of it with you.

By now you, your father’s second-cousin twice removed, and even (perhaps) the baby in the stroller you passed while driving to the grocery store last week knows that the global re-opening hinges on Covid-19 facts, figures, and interpretations. It might not be an exaggeration to say that thesis is mentioned – often repeatedly – in every single economic analysis published these days.

It might even be safe to say it’s mentioned – often repeatedly – in every single economic analysis published for the past year, since this week marks the first anniversary of “two weeks to slow the spread.”

That’s why The BREW writes in its “Bottom Line” segment that, “Optimism starts with the pace of U.S. vaccinations (30.2 per 100 people), 6.8x the global average and a 2,3000% increase since January.” It also mentioned that there were only 165.5 new Covid cases per million people in the past week.

People are definitely beginning to feel more free again, as evidenced by the TSA’s report that it processed 1.357 million passengers on Friday alone – a number that’s up 14.4% week over week.

Meanwhile, Boston’s daily vacancy rates at apartments and offices declined 32 basis points from their January averages. And they fell one bps in Los Angeles.

New York City and Washington, D.C., admittedly “are slightly higher.” And The BREW did add that, “Office utilization remains low in 10 major cities tracked by Kastle, although [nine] of 10 markets saw an increase during the week ending March 3, with an average of 22.9%.” That was up 110 bps from their five-month averages.

Here’s some other important factoids provided:

The MSCI U.S. REIT Index rose 5%, whereas the S&P 500 increased just 2.6%. Year-to-date, REITs have seen a 9.4% total return while global REITs come in at 6%, the S&P 500 at 5.3%, and the 10-year Treasury at 1.63%.
The best-performing U.S. REIT sectors this past week were apartments (up 6.7%), diversified (up 6.4%), and malls (up 6.1%). Even the “worst-performing” subsectors made stock-price gains, with manufactured homes rising 3.6%, lodging and gaming subsectors each up 4%, and net-lease REITs adding on 4.2%.
REITs currently trade at 23x their 2021 estimated adjusted funds from operations multiple “with a 3.08% dividend yield” and a 4.2% premium to net asset value “relative to our estimates.”

Oh, yeah… and Tanger Factory Outlets (SKT) remains the most-shorted REIT. Meanwhile, S.L. Green (SLG) “will be moved from the S&P 500 to the S&P 400 Midcap Index” later on this month.

The S&P has to do what it needs to do. I hold no hard feelings against it for this decision against a company I own.

With that said, I’ll continue to evaluate value according to very specific, very careful – and very successful – terms nonetheless, where such actions are factored in… but hardly the end-all and be-all of the investing story.

American Tower (AMT) signed a master lease agreement for DISH Network (DISH) to lease space on up to 20,000 of its communications sites to facilitate the communications company’s nationwide 5G network deployment.
GEO Group (GEO) says the U.S. Marshals Service will not be renewing its contract for a 222-bed detention facility in New York after this month. That departure of approximately $19 million in annualized revenue was not included in the financial guidance GEO gave for 2021.
Bluerock Residential (BRG) says that, on a preliminary basis, it reported about 97% rent collections from its multifamily properties in February. And its operating portfolio occupancy at the end of the month was approximately 95.6%.

I unfortunately can’t provide you with last week’s biggest movers and shakers. But hopefully what I have written above can make a major difference in how you approach your investments this week.
