Even THIS Subsector Is Recovering

As you probably know, the Nasdaq went up yesterday more than a little bit. By the closing bell, it had added on 3.7% to its already high-flying figures, with:

Tesla (TSLA) gaining almost 19.6%
Facebook (FB) up 4.1%
Apple (AAPL) increasing by 4.06%
Amazon rising 3.6%
Netflix (NFLX) up 2.66%
Google/Alphabet (GOOG) gaining 1.64%.

That’s what everyone else was and still is talking about. But I’m going to shift focus away from those supposed superstars to a far less “sexy” piece of news. It comes from Welltower (WELL), which gave a recent business update worth pointing out.

We were all told repeatedly to get used to the “new normal” last year, an existence that included healthcare and healthcare-related facilities suffering. Many people expected that trend to continue unabated for the foreseeable future in regard to certain sectors such as assisted living facilities.

While hardly the same kind of space, senior housing was expected to feel a whole lot of pain as well for the same health-related reasons. Yet Welltower – which owns senior housing properties, post-acute care, and other healthcare properties – says it’s starting to see a light at the end of the tunnel.

And no, it’s not a train.

The REIT reported that lead generation at many of its senior housing communities is back up to pre-pandemic levels. A solid 84% of them are now accepting new residents. And while move-in/move-out numbers still aren’t favorable, even those trends are improving.

I know that many malls continue to struggle intensely, with little good news to report – as Washington Prime Group’s (WPG) upcoming bankruptcy indicates. But the larger REIT sector is recovering regardless.

It might not be making the big, splashy headlines big tech is right now. And I sincerely doubt it ever will. But I’m comfortable with that lack of love for so many reasons.

In the stock market, slow and steady really does tend to win the race.

The World According to Commercial Real Estate

Here’s some more of what’s been going on with REITs recently, once again published with data collected by The Daily REITBeat:

Hersha Hospitality Trust (HT) released its February results that showed 51.2% occupancy across its New York City portfolio and 69.4% down in South Florida. It also completed the sale of two hotels for combined net proceeds of $58 million.
Gladstone Commercial (GOOD) executed a lease expansion at its Raleigh, North Carolina, industrial property for Sumitomo Electric Lightwave. The tenant will now occupy the full 123,574 square-foot building through December 31, 2032.
Retail Value (RVI) announced Q4 funds from operations of $0.75 per share and a continental U.S. lease rate of 88.9% compared to 90.7% for the previous quarter. That drop was due to the Stein Mart bankruptcy. Its Puerto Rico lease rate, meanwhile, rose from 86.3% to 87.7%.

And here’s what happened with yesterday’s crazy markets, where the bulls were more vocal than the bears.
