Are Industrial REITs in Trouble?

There’s growing complaints and concerns these days about the environmental cost of e-commerce.

Back in January 2020, Globe News Wire published this:

“The high return rate of fashion items, one of the leading categories of B2C [business-to-consumer] e-commerce globally, attracts the attention of those concerned about the environmental consequences of online shopping. A January 2019 survey… reflected that over a third of online shoppers returned a purchased item in the previous three months.
“The consequences to the environment of returns is that they involve double transportation and may require disposal rather than resale. Further, special sales such as Singles Day, Black Friday, and Cyber Monday place a burden on the environment due to the intense amount of packaging, shipping, and delivery in a relatively short time, plus the disposal of serviceable items replaced with bargain-priced goods.”

Admittedly, I only just discovered that piece now after only beginning to see similar headlines the last week or two. But now that I’m thinking about it, I have to admit that there would be far less cardboard waste produced without individualized shipping requirements.

So perhaps the critics have a point.

I bring this all up because of new regulations in Southern California, which Motley Fools writes, “is home to the country’s largest cluster of warehouses” and “the nation’s worst air quality.”

In May, local legislators passed the Warehouse Indirect Source Rule with the aim of reducing pollution in the next three years. CNN says, “The new rule will require warehouses greater than 100,000 square feet to reduce nitrogen and diesel pollutants” according to government-set requirements.

“Alternatively, the warehouses can implement their own plans and pay a fee, which will be used to incentivize the purchase of cleaner trucks and charging stations in nearby communities.”

Hmmm…

The World According to REITs

I can’t say whether those efforts will work or not to clean up the environment. We have to acknowledge that government-forced programs have far from a spotless record in anything.

What is much, much more certain is this: Warehouse landlords – including industrial real estate investment trusts (REITs) – are going to bear some brunt of these new regulations. And since companies usually find a way to pass such additional costs onto their customers… the e-commerce economy will have to carry its share of the cost too.

Perhaps that will be mostly relegated to Southern California operations. Perhaps it will spread. But somehow and someway, I think we’re about to see Sir Isaac Newton’s third law of motion in action.

For every action, there is an equal and opposite reaction. For better or for worse.

Fortunately, there’s plenty of “for better” news out there to report in REIT-dom, including:

Corporate Office Properties Trust (OFC) formed a joint venture with Blackstone Real Estate-affiliated funds to purchase a 90% interest in two single-tenant, data center shell properties amounting to 432,000 square feet for $119 million.
Essential Properties Realty Trust (EPRT) says it now expects full-year 2021 adjusted funds from operations (AFFO) to be $1.24-$1.28 per share rather than its previous assessment of $1.22-$1.26.
Alpine Income Property Trust (PINE) commenced an underwritten public offering of 2.5 million common shares. Proceeds will go toward buying up common units of its Alpine Income Property OP limited partnership.

These are interesting days we’re living in. We can certainly say that.
