Another Round of Earnings Is Released

U.S. market future are up this morning, unfazed by the latest Chinese property developer to default.

Modern Land is hardly Evergrande-sized. Yet it’s still noteworthy considering the larger unhappy trend it’s a part of.

The company didn’t pay the principal or interest on its 12.85% senior notes due Monday because of “unexpected liquidity issues.” This admission came shortly after it decided to not ask investors to extend the maturity date.

Doing so wouldn’t be in anyone’s best interest, you see.

Suffice it to say that the situation in China remains tense. Tense enough for the government to officially get involved despite initially saying it wouldn’t.

If you follow Chinese markets, that would be why the Hang Seng CSI 300 dipped 0.4% and the CSI 300 faltered 0.3%. Meanwhile, the CSI 300 Real Estate Index lost 2.8% and the Hang Seng Mainland Properties Index really took a drop at 4.3%.

But again, U.S. stocks are unfazed.

Mr. Market’s also appears okay with gas prices rising for 27 days straight (as of yesterday). The average national price is now $3.38.

That kind of activity has helped to finally grab the Fed’s attention. That institution will probably pull back its quantitative easing plans next month. In which case, there will be more market volatility.

You can bet on it.

But, hey! At least Target (TGT) has saved Christmas! CEO Brian Cornell told Yahoo Finance’s All Markets Summit that his company is ready for the holidays.

Not only has it pre-ordered merchandise ahead of its normal schedule. It’s also rented a cargo ship and is “working closely” with ports to make sure that schedule is kept.

Still might want to start planning early though…

The World According to REITs

As I noted in this morning’s Intelligent REIT Daily, earnings season is only bound to get busier from here. Despite the drownable amount of data we’ll be dealing with, my goal is to help you keep your real estate investment trust (REIT)-buying heads above water.

More than likely, we’ll see a lot of very positive results. But don’t get distracted. We welcome higher profits and brighter outlooks.

We just don’t put them on pedestals above quality and valuation. Keep that in mind while reading your four Q3 earnings updates today:

American Campus Communities (ACC) recorded funds from operations (FFO) of $0.40 per share, allowing it to affirm its full-year guidance of $2.06-$2.14. Same-store net operating income grew 10.5% year-over-year, with revenue up 8.5% and operating expenses up 6.8%. Meanwhile, occupancy reached a better-than-expected 95.8%.
Alexandria Real Estate Equities (ARE) saw FFO of $1.95 per share and tightened its full-year expectations. Once set at $7.71-$7.79, it’s now expecting $7.74-$7.76. The company reported its highest-ever demand for office and laboratory facilities, and October tenant collection was 99.6%. Same-property net operating income grew 3% year-over-year.
Brandywine Realty Trust (BDN) announced per-share FFO of $0.35 and also tightened guidance from $1.34-$1.40 to $1.35-$1.39. It signed 464,000 square feet of new and renewed leases in Q3, with a 57% tenant retention ratio. The REIT had no outstanding balance on its $600 million unsecured revolving credit facility and $42.5 million of cash and cash equivalents.
Sun Communities (SUI) announced core FFO of $2.11 per share and raised its full-year guidance from $6.25-$6.37 to $6.44-$6.50. Same-community net operating income rose 12.4% as home sales volume jumped 63.7% to 1,162 homes. It made $500.8 million in acquisitions during the quarter.
