An Update on That “Temporary” Inflation Issue

“Temporary [inflation] is going to be a little longer than we expected initially… Rather than it being two to three months, it may be six to nine months.”

That’s what Atlanta Fed President Raphael Bostic told NPR’s Morning Edition the other day, an opinion publicly reiterated by Fed Governor Michelle Bowman. As such, he now thinks that interest rates will have to rise sooner than expected in late 2022.

That’s a break from the Fed’s end-of-year opinion that intensely low interest rates would be necessary through 2024.

It appears that – despite all the pushes and projections at the time – the group didn’t predict enough economic effect from the Covid-19 vaccines. That lack of foresight can, in my opinion, be easily criticized. Though I won’t hold it against them for not seeing the reopening proceeding as fast as it has.

After so many governors said restrictions wouldn’t be lifted until at least 70% of residents were vaccinated… it is quite the surprise to see “lockdown states” suddenly change course and reopen everything the way they are.

I’d also like to note how skyrocketed home sales are now becoming more debatable economic talking points. Existing home sales, we learned on Tuesday, fell for the fourth month in a row. And on Wednesday, the May new home sales report showed that those sales fell too – 5.9% to an annualized 769,000 rate.

As Yahoo Finance reports:

“… abrupt turns in the economy don’t create healthy conditions. Rather, these turns set the table for investors who couldn’t be bullish enough coming into 2021 to suddenly find themselves caught offside the other way.”

I’d say that things are getting interesting… except that they have been for what’s feeling like a very long time now.

Until then though, here are a few of the many “things” going on:

STAR – iSTAR saw Fitch upgrade its corporate credit from BB- to BB, its senior secured debt from BB+ to BBB-, its unsecured debt rating from BB to BB+, and its preferred stock from B- to B. Its outlook, Fitch finds, is stable.
Broadstone Net Lease (BNL) provided a business update that it’s invested $134.5 million so far this quarter – excluding acquisition costs – having purchased 14 properties. These acquisitions include industrial and retail assets across 13 states with existing lease terms of 14.7 years left on average. And for the year, it’s acquired 42 properties for $221.8 million so far.
Medical Properties Trust (MPW) signed definitive agreements to purchase five general acute care hospitals for $900 million from Tenet Healthcare (THC). The facilities are leased to troubled tenant Steward, of which MPW already has noteworthy exposure.

Looking down at The Daily REITBeat graphic below, you’ll see that a mall landlord won big. Apparently the optimism it shared about the economy recovery was enough to drive shares up “significantly.”

And it’s up again this morning pre-opening bell.

Then again, it’s easy to see such big jumps when you’re trading at such very low prices. So I wouldn’t put much weight on this penny stock move just yet.

With all due respect to Pennsylvania Real Estate Investment Trust (PEI), there are bigger fish out there to fry.
