Simon Property Group Is at It Again

There’s several dividend-related news out today, starting with AT&T (T).

There’s been so much talk about its upcoming dividend cut. And, as far as I’ve seen, most of it has been negative – understandably so.

People purchased the stock for its dividend. So they’re within their full logical rights to feel less than satisfied right now. Even gipped.

I also don’t blame a single one of the financial writers who’ve come out this week with “here’s what to buy after you sell AT&T” articles.

The telecom company is doing what it thinks it has to do, as evidenced by CEO John Stankey’s statements yesterday in defense of the dividend cut. And shareholders are doing what they think they have to do, sending the stock down 8% from the announcement through Thursday.

That’s how the free markets work: Individual companies and customers alike get to make their own choices.

And the chips will fall where they do.

The Dividend News Continues With Simon and… Ralph Lauren?

Once loved and lauded retailer Ralph Lauren (RL) might be back on the positive side of that give-and-take situation. MarketWatch says it:

“… blew past earnings estimates for its fiscal fourth quarter on Thursday…
“The retailer reported a fiscal fourth-quarter net loss totaling $74.1 million, or $1.01 per share, after a loss of $249.0 million, or $3.38 per share, last year.”
Adjusted earnings per share (EPS) were $0.38 compared to last year’s $0.68 loss. And revenue came in at $1.287 billion after last year’s $1.274 billion.
While it’s still restructuring and could close another 10 stores next year, the company made a major move in reinstating its dividend for Q1-22 at $0.6875 per share, which MarketWatch writes is “in line with pre-pandemic levels.”

I’d say that’s a pretty optimistic move for a non-Amazon (AMZN) retailer right now.

The same goes for Simon Property Group (SPG) with its latest announcement. After saving floundering brick-and-mortar stores like J.C. Penney and Forever 21 last year, the mall landlord is at it again.

Millionacres reports:

“Simon… partnered with Authentic Brands Group (ABG) to form SPARC Group LLC (which stands for Simon Properties Authentic Retail Concepts), and together they’re reviving flailing stores. The latest acquisition is Eddie Bauer, an outdoor outfitters store that formed in 1920, filed for bankruptcy in 2009, and has been sitting in a private equity firm ever since – until now.”

It adds that SPARC’s purpose is

“to acquire brand-name retailers on the cheap and try to eke out any life… that might be left in them. It’s sort of what house flippers who specialize in buying foreclosed properties do.”

That’s one way to go about it. And I’m sure I’ll be writing about Simon again from here, noting how well these actions are playing out.

The World According to REITs

Simon definitely had the biggest real estate investment trust (REIT) news of last news cycle. But there’s plenty of smaller stories to share from the sector…

Welltower (WELL) and Ohio-based upscale developer Treplus Communities signed a new agreement to build active senior rental communities in the state. Welltower also reported that its seniors housing operating (SHO) portfolio saw pro-rata occupancy rise by 50 basis points (bps) to 74% last month.
Federal Realty (FRT) received a 2021 Green Lease Leader designation from the Institute for Market Transformation and the Department of Energy’s Better Buildings Alliance.
American Homes 4 Rent (AMH) commenced an underwritten public offering of 14 million Class A common shares, each valued at $0.01 par value.

On a much broader REIT note, I do have to point out that – based on The Daily REITBeat’s charts – things seem to be calming down quite a lot when it comes to price fluctuations.

Four percent moves in a single day are hardly normal on a long-term basis. But they’re definitely better than 20% drops!
